Delta Escrow Services is a comprehensive Escrow Closing Agency. Delta Escrow Services is happy to provide closing services to suit your needs. We will provide you with Escrow Closing Agreements after all parties have signed the purchase agreement, the title insurance has been ordered, and the title search has been completed. These agreements are an overview of the purchase agreement with information for you to verify, complete and/or correct. By executing these agreements, you authorize Delta Escrow Services to act as your Agency. What to expect during the Escrowing Closing process: Prior to the closing, Delta Escrow Services will order the required Documents along with Free and Clear Certificate with No Liens or Encumbrances Delta Escrow Services will review the Title Insurance Commitment. Your Agency will then obtain the necessary items to fulfill the title requirements to transfer clear title to the Buyers. Your Agency will prepare the Seller's closing documents, Inc.luding the Warranty Deed (document that transfers title to the property) and obtain Seller's signatures.

Many banks, insurance companies, real estate brokers, developers and builders consistently close their real estate transactions through Delta Escrow Servicess Escrow Department. An Escrow Company is the Holding Company that will hold the funds and will hold the written agreement held by a third party and released only when the terms of the Escrow Agreement are completed or by a mutual release signed by all parties. Delta Escrow Services is available to act as a third party for your Escrow that can be comprised of documents, money or a combination of both. THE ESCROW PROCESS The taxpayer will assign the sales contract of the relinquished property to Delta Escrow Services and deliver the net proceeds to our escrow department at closing while conveying title directly to the purchases of the relinquished property. The taxpayer has 45 days to identify the replacement property from the transfer date of the relinquished property. The contract to purchase is then executed and assigned to Delta Escrow Services
